Dormant Pruning - Week of January 14th

Good afternoon Northbridge Homeowners,

 Our landscape vendor will begin dormant pruning of the bushes in the Common Areas of the Association. The pruning is anticipated to take about three days to complete depending on the weather.

 Dormant pruning will rejuvenate the bushes and encourage growth in the spring and summer and will add to the long term health of the bushes. Pruning while the bush is dormant reduces the stress to the plant. You will notice that this pruning is much more drastic than the spring and fall trimming.

Fencing repairs/replacement December 2018

Dear Northbridge homeowners,
The association owns and maintains the fencing that generally borders Algonquin and Reed roads.  The association fence repairs/replacements are scheduled to begin the first week of December, weather dependent, by Aronson Fence. 

The association filed an insurance claim due to all of the damage from the storm on September 25th. At the meeting this month, the Board of Directors approved completely replacing the fences on both Reed and Algonquin Roads west of Northbridge Drive where there was the most damage. Repairs will be made to the fences east of Northbridge Drive as well.

Aronson Fence will do their best to remove and replace one section at a time so that the entire fence will not be down for a long period of time in order to reduce the inconvenience to homeowners who back up to the fence as much as possible.

Additional communications will be sent to individual homeowners that had previously contacted the property management company concerning damage to the HOA fencing.

NB HOA - Letter from the President

Dear Northbridge Homeowners,

If you have already submitted your vote on the recent amendment - thank you!  I am reaching out to encourage each homeowner to respond to the Fence Amendment that was mailed in early September.  The documentation was sent to each homeowner along with the announcement for this evening's NB HOA Open Meeting, and it included a self-addressed stamped envelope.  It should only take a few moments to read the letter and the actual amendment and to indicate your vote and return it to the board through Foster Premier (our property management company).
The challenges on this topic existed even before the developer turned over the subdivision to the homeowners some 11 years ago.  Even if you already have a fence, or perhaps do not desire a fence, this amendment is still important to the HOA as a whole and it is especially important to any homeowners that may prefer an aluminum fence over a western red cedar shadow-box fence.  Passing any amendment requires almost complete engagement of every homeowner.  A successful amendment requires 75% of all homeowners to vote in favor of it.  This is an exceptionally high bar, and if we desire a subdivision where changes and adaptations are desired, then each homeowner must participate - even if they are not particularly passionate about the issue at hand.

Board of Directors Meeting 9/18/2018


The Northbridge HOA Board of Directors has scheduled an Open Meeting to commence at 6:00 PM on Wednesday, September 19, 2018 at the Algonquin Bank and Trust, 4049 W. Algonquin Rd., Algonquin.  Entrance is on the east side of the building. This will be a regular board meeting.  All homeowners are invited to attend the meeting.

Board of Directors Open Meeting 6/13/18

The Northbridge HOA Board of Directors has scheduled an Open Meeting to commence at 6:00 PM on Wednesday, June 13, 2018 at the Algonquin Bank and Trust, 4049 W. Algonquin Rd., Algonquin.  Entrance is on the east side of the building. This will be a regular board meeting.  All homeowners are invited to attend the meeting.
On the agenda will shrub/tree replacements & fence replacement.

Ecological Burn - 3 Eastern Ponds/Haligus Retention Area

Blue Stem Ecological is planning to do a burn around the 3 Eastern ponds/Haligus retention area on Wednesday, 4/11/2018, sometime between 10:00 AM and 3:00 PM (weather permitting). Please note that this date can change if the weather forecast changes. Ecological Burn - Large Retention Area

Blue Stem Ecological is planning to do a burn around the large retention area (pond) on Friday, 3/16/18, sometime between 10:00 AM and 3:00 PM. Please note that this date can  change if the weather forecast changes. Right now the forecast is with winds heading away from the homes.

The small retention areas (ponds) on the East side of Northbridge will be scheduled for another date, as they will need the wind to be out of the South for that area.
